No. We manage every type of short term let, including holiday lets, short term lets, serviced accommodation and contractor accommodation. Airbnb is one of several platforms we list on.
 
Airbnb management is a full service that handles every part of letting your property as a short stay. A professional Airbnb management company creates and optimises your listing, sets the price daily, manages guest communication, check ins, cleaning and maintenance, and handles payouts. You earn the income without the day to day work.
 
Most Airbnb management companies in the UK charge a percentage of the revenue your property earns, usually somewhere between 12 and 20 percent for standard management and more for a full, premium service. Because the fee is a share of income, a good manager only earns when you do.
 
For most owners, yes. A professional manager typically lifts your nightly rate and occupancy through dynamic pricing and better marketing, and saves you many hours a week on guests, cleaning and maintenance. The uplift in income and the time saved usually outweigh the management fee.
 
It depends on the location, the size and quality of the property and the season, but many owners earn significantly more from a managed short stay than from a long let, often up to two or three times the monthly rent. The best way to know is a free income estimate for your specific property.
 
A long term let is rented to one tenant on a tenancy agreement, usually for six months or more, for a fixed monthly rent. A short term let, such as an Airbnb, is rented to guests for shorter stays at a nightly rate, which can earn more but needs active management.
 
Yes. Income from a short term let is taxable. Following the abolition of the furnished holiday lettings tax regime in April 2025, short term lets are now taxed in a similar way to other rental income, so some of the old reliefs no longer apply. Speak to an accountant about your own situation.
 
It depends where the property is. Scotland requires a short term let licence, England is introducing a short term let registration scheme, and some councils have extra rules. Always check the requirements for your specific area before you start.
 
In Greater London you can let an entire property on a short term basis for up to 90 nights in a calendar year without planning permission. To let beyond 90 nights you usually need planning consent. This rule applies to London specifically, not the rest of the UK.
 
Often yes, but you should check three things first: your mortgage allows short term letting, your lease permits it if the property is leasehold, and your insurance covers short stays. A management company can help you confirm your property is suitable.
